Lease Liability Amortization Schedule

The foundation of IFRS 16 lessee accounting. At commencement, the lease liability is recognized at the present value of future lease payments discounted at the incremental borrowing rate or implicit rate. Right-of-Use Asset Recognition

Parallel to the lease liability, the ROU asset is recognized at cost on the commencement date. Cost comprises the initial lease liability plus any initial direct costs incurred, less any lease incentives received from the lessor, plus the present value of any estimated dismantling or restoration obligations under IAS 37. The engine decouples the ROU asset from the liability — they can and often do differ.

ROU Asset Depreciation

The Right-of-Use asset is depreciated on a straight-line basis from the commencement date. The depreciation period is typically the lease term. However, if the lessee is reasonably certain to exercise a purchase option, or if ownership transfers at the end of the lease term, IFRS 16 requires depreciation over the useful economic life of the underlying asset instead. Lease Modification Engine
